HOME INSPECTION

 

A home inspection is the single most important step you will take when contemplating purchasing a home. Generally, for a few hundred dollars, you can find out the condition of the property before you commit yourself for purchase involving tens/hundreds of thousands of dollars. When you are looking for a home inspector, don't 'shop around' for the cheapest price! Look for the individual that is well educated in the aspects of property inspection, has an affiliation with InterNACHI, and has been in business for a length of time that would enable the Inspector to comment on various aspects of the home with a complete understanding of the business.

 

As of July 2010, in Florida, any individual that inspects homes for a fee MUST be registered and licensed by the State of Florida to perform such work. I AM and a PROFESSIONAL that demonstrates professional demeanor when communicating with you or your Agent. Home inspection is NOT a perfect science, it is a professional OPINION rendered by an individual that inspects your home. Remember, finding defects is one thing, knowing how to properly communicate them to the buyer is another. COMMUNICATION is extremely important. Before you choose an inspector, talk with the person to get a 'feel' as to how well he/she communicates. You may ask about referrals from prior clients. Simply put, feel good about the person you are hiring. You need to be able to have COMPLETE confidence in the individual inspecting your home.

 

FPIS inspects your home from the roof to the ground and everything in between. Because we ask a lot of questions BEFORE we quote a price, there are no surprises or add-on fees after. Pools, decks, boat houses, detached garages are all included in the price we quote you. And believe me, don't be fooled by the $99 Inspection Special! Always remember, you get EXACTLY what you pay for.

WIND MITIGATION INSPECTIONS

 

We perform the required insurance wind mitigation inspections which can afford you extra savings on the wind storm portion of your homeowners insurance policy. Here's what we do:

  • Complete the visual portion of the inspection including the attic.
  • Take all required digital photos to support the requirements.
  • Review the Report with you so you completely understand the findings and are knowledgeable of what credits you may receive.
  • We upload all photos in our computer and retain for historical records.
  • We make a copy for our files and forward the original 5 page report to you, with photos, the same day.
  • Upon request from your insurance company, we will be happy to forward the Report and all photos.

 

For a very small fee, usually under $100, you can save hundreds on your insurance bill. And remember, the inspection is good for FIVE years. In 99% of the home inspections we conduct, the Wind Mit, as we call it, is conducted also.


INSURANCE FOUR-POINT INSPECTIONS

 

We perform the required insurance four-point inspections which may be required based on the age of the property you anticipate purchasing. The Four-Point Inspection includes condition, functionality and status of the electrical system, plumbing system, heating and cooling system and roof.  All items are documented on a three page form.  Here's what we do:

  • Complete the visual portion of the inspection including digital photos as required.
  • Take all required digital photos to support the requirements including all defects noted.
  • Review the Report with you so you thoroughly understand the findings and are knowledgeable of what the condition status is.
  • We upload all photos in our computer and retain for historical records.
  • We make a copy for our files and forward the original to you, with photos, the same day.
  • Upon request from your insurance company, we will be happy to forward the Report and all photos.

NEW HOME PUNCH-OUT INSPECTIONS

 

At your request we can perform the new home Punch-out inspection which is normally conducted immediately prior to you taking possession of the home from the builder. This inspection is normally conducted in conjunction with the walk-through you will do after all the Builder informs you, "The home is ready." During the inspection, what we look for are items that are NOT usually conducted for an existing home inspection such as: cosmetics, trim, cabinetry fit and adjustment, thin paint and other areas commonly overlooked by subcontractors. We operate all appliances and systems to insure they work properly. We document on a SUMMARY/PUNCH-OUT CHECKLIST page any items/areas that may need to be corrected prior to Closing. From past PO inspections, it is very rare that we do not find something that needs correction that the Builder has missed. We have conducted numerous Punch-out inspections for homes that cost in upwards of 2 million dollars. The price for these inspections are generally a bit higher then for existing homes due to the time involved and items covered but in my opinion, it is well worth the money spent. 

 

At the conclusion of the inspection, we usually go over all defects found with the Building Superintenant and leave him/her a copy of the SUMMARY page.

SELLER/PRE-LISTING INSPECTIONS

 

At the Sellers request, we can perform the home Pre-Listing Inspection which is normally conducted prior to listing the home for sale. The inspection format is identical to the regular home inspection report a buyer would have performed. The purpose of this inspection is to identify any defects PRIOR to listing so those items may be identified and corrected before any Buyer's Inspector may find them. The concern here is, is that some items may impact your contracted price or a Buyer may cancel the Contract based on the Home Inspector's Report. This is a worse case scenario but happens all the time.

 

Identifying items that warrant repair or replacement early lessens the chance of someone else finding them. To me it's a no-brainer but you would be surprised of how many sellers neglect to consider this type of inspection. At the conclusion of the inspection, we can post a sign under the real Estate sign advertising all potential buyers that the home has been previously inspected. this is a GREAT selling point. Consider this type of inspection if you are contemplating selling your home. The price is generally the same as if it were a Buyer's inspection.
